I also bought the toolkit which has and is helping me so much to keep organized and on track with guest follow up. I am so blessed to have come across this book. Comprehensive and Practical Guide to Maximizing Vacation Rental Income
While we are long-time landlords, we are new to the very different world of weekly vacation rentals. We are in the process of buying a beach property and figured we should get up to speed on all of the "mechanics" involved. I read reviews for scores of books and actually purchased and read several of them. The clear winner by a longshot is the "Vacation Rental Goldmine" by Chris DeBusk. His philosophy is to treat renters as "guests" and provide them with a such a great experience that they'll want to come back time and again. This runs counter to the "wring every dollar out of the place" mindset that permeates many other books which leads to questionable advice like letting the cleaning crew also serve as the property manager -- no thanks. Chris provides a very detailed plan on pre- to post-guest communication, recommendations on what features to upgrade (beds, TVs, etc.), and perhaps most importantly, marketing. I was so impressed with the book that I invested $14.95 in the "Goldmine Toolkit" and it is saving me countless hours of creating spreadsheets, drafting correspondence, etc. However, perhaps most impressive of all is that Chris stands behind his promise to answer questions via email. He has responded quickly and provided insightful, detailed answers to my questions. If you are just getting started with a vacation rental or want to improve the revenue on one that's floundering, this book is for you.

I'm planning to purchase a vacation rental within the next few years and started looking for books to read. I selected this one based on positive reviews.My first impression was that the author was very 'wordy.' I felt he went on and on just to make a simple point. Because of this, early on I started to just skim through paragraphs, then sections and then several pages at a time just to get to the take away.I do like that for each point he provides examples to help you really thinking about actual scenarios.I was very skeptical about managing the property myself, even with a local contact. I went into reading this book planning to use a vacation rental management company. I will say that after reading this, I do feel more confident in my ability to do this on my own and have tools to help me secure a great local team. I have managed an investment property in my home area and I know this is a different experience but I'm ready to jump in and learn.
