Q: Will a person seated in a beach chair be able to fit under the tent?

the large tent will accomodate chairs, certainly the low beach chair type, but even a camp chair if positioned at the highest point. it depends a lot on whether the wind is blowing: the tent acts a little like a sail. The more wind, the more room underneath! but be sure to stake it down with some good sand stakes )not included)

Q: I know the measurements of the actual tent. But with the sand bags, how much beach real estate will you need to not intrude on other people?

You would need about another 2-3 feet of space. We generally get to the beach early so we are set up before it gets crowded.

Q: Does this come with sand bags?

It comes with empty bags. You‘ll have to fill and empty them with sand yourself.

Q: Does is come with stakes or pegs to pin to ground if sand is not available?

This Neso Tent does not include stakes or pegs. We offer a Sidelines Neso Tent that has the grounds screws instead of anchor bags. We offer a Sidelines Conversion Kit on our website as well.
