Q: Why $40. for delivery ??? does it take a special delivery company. that is almost have the price of the item. asking seller!

I believe it comes from the manufacturer Aosom. They have a website and sell PawHut products.

Q: Can the inside ramp be pulled up and secured so that 2 cats can have separate quarters?

I don’t think so but there are separate quarters as is. I think cats respect each other’s space anyway. You will be pleased with this sturdy, well made cat house. It has roller wheels to easily move. They also lock in place when you don’t want it moved.

Q: Is it hard to put together?

It was missing one part and the wheels didn't fit. Overall, easy to put together.

Q: Hi.. is the upper window have plexiglass or is it open? I prefer it not to be open so it would be more warm..

The upper front window is plexiglass. The lower door is also plexiglass in a swinging door. The upper side where the cat is laying is an open entrance. I did find the roof is not exactly "waterproof" It leaks around the edging- you should chalk it to seal it better.
