Is this safe water proof?

Dan, Not this safe. We do not use the waterproof seal as the safe needs to be able to exchange air even while it is closed to prevent moisture problems. The safe will be water resistant in the event of a fire but it cannot be submerged. Keith

Comes with two shelves. Really roomy.

Will this be able to hold 10 pistols adequately?

There is plenty of room inside. There are 2 shelves and the floor. It depends on how you store them.

Can this be delivered by a regular delivery truck? An 18 wheeler would not be able to fit into our condo complex.

Mine came on an 18 wheeler from a large shipping hub in Reno. You would need to find out from Steelwater where they ship to, and then ask that company if a smaller truck is an option. They need a pallet jack to move it off the truck to your house. If you live upstairs, it will be a major problem unless you have a lot of help.
