The surprising feature of this book is that the author is not promoting his courses unduly but has written this with a genuine desire to help the people who recognise that they can make a useful side income from property but don't know where to start. I am a semi retired landlord looking to put 25 years of experience and expensive training to further use. I come across many people who pay for lots of training and then lose momentum because it is harder than it appears. The book whilst simple good honest advice, is not well written or detailed. It is no blueprint but if you are expecting that from a few quid spent and an hour of reading then that is why you are on the outside looking in.Where the book finishes is where you begin. You should make notes as you read. Reading is passive. Thinking for yourself and recording your thoughts in the notes feature of kindle is how you make the book work. Successful people in any business know how you only get what YOU want by helping others to get what THEY want. I know that what everyone else is doing works eventually but the effort is so great that most people will give up or do it wrong. Between the lines I found two excellent ways that I help others first and may, as a result find some joint ventures. This book is a framework but the strategy you need is a custom built one to work with your unique circumstances.The 45 strategies are sound but don't be misled into limiting your thinking to 45 when there are dozens more to develop.

Started of going on about his training courses and products he sells to people. Booked use as marketing tool to get more money out of those that purchase this book.

Unlike the vast majority of property books this is a somewhat relative exception in that it gets straight to the point and is filled with numbered chapters on the ways of purchasing property.I have a considerable number of property books which is my main passion and interest and usually what you would see you with a number of property books is that the first half Is filled with their personal achievements ie on how they were born broke and survived on peas and soup for a few decades and then lo and behold thanks to property they then made it big and then bought a few yellow and red Porsches and Ferraris and now spend every other weekend browning themselves on a sunny beach somewhere..By the time you have jumped into the sea of meaningless fluff in a desperate attempt to dive around and retrieve any useful information you then find that you have spent a considerable amount of time trying to do this and finally when you do get some information one would then realise that the value of that information is equal to that of a rock pebble and not a gold nugget.Granted there is some fluff in this book as well on the authors background as a policeman(do we really need to know all this?!) but it is nowhere near as much as some of the other property books out there.

I’ve been following Rick Gannon‘s work for a number of months now and I found his ability to understand the property investor this view across the UK to be incredible. This book highlights the 45 ways in which to purchase property and it’s going to be in valuable assets which I’m going to love gifting to my clients over the next few months as I start to meet them as we come out of lockdown. Having new ways to find Ideal in the market in 2021 is really important as the property market has taken such a massive boom. I’m comfortable that the next few months with the aid of this book is going to help me ensure that I could really build on my property portfolio and Assist my Property accounting and tax clients to do the same.I highly recommend that not only people purchase this book which is a giveaway at 12:99 and They also follow Rick on the very social media as he provides a really supportive program to assist people on the property journey.

You don’t know what you don’t know that’s for sure but when it comes to buying property it pays to learn from one with long years of experience in the field. This book pulls no punches, finding property as an investment can be hard work but Rick Gannon takes you through 45 proven strategies that has worked for him and will work us if followed diligently as directed. I found this book down to earth, honest and entertaining and if you consider the cost of getting it wrong, this book with save thousands of pounds when securing your next investment. That I do know.

For the complete newbie this a good advice on how to source properties. For the seasoned investor there are a few good tips in there too. One star dropped because it did seem the book was a 'sales funnel' for the training courses and mentorships. The jokes were terrible but all good fun :)

Very detailed book, Found this a very informative, well-written book. Easy to follow and full of excellent strategies. Has given me ideas and the confidence on how to get started in property. Best book Iv read in the property investment world. 5 stars well deserved
