Great book to start with to understand key concepts
Great supplemental book to read in addition to your real estate course. Let me first start off stating that I and my best friend both purchased an online course for a real estate course on Groupon. The course itself was terrible and did not go into details key concepts and real estate definitions one would need to know to pass the state exam. This book was very thorough in all aspects. Please note however it does not go into detail on specific state laws, you would have to research that yourself. This book gives you the much needed fundamentals of real estate, policies procedures, etc. The read is clear and concise, an easy read. After each chapter you are given a mini quiz and it gives you a detailed explaination on the correct answer. Also, at the end of the book you have a real estate math sections and 3 practice tests with details answers. I recommend reading this book first before taking your actual course and then re-reading it after your course to get a thorough grasp of the concepts. And also recommend to keep retaking the practice tests. I passed my state exam but it was extremely hard. I had 157 questions, maybe 15 of the questions were similar questions from all my course notes, the book, online research, and various practice tests that I got from other people. To answer the rest of the questions on the state exam you really need to apply these real estates concepts and select the best answer of the multiple choice...and the only way you will pass realistically is by understanding these concepts. The questions can be tricky so be sure to reread each questions and understand exactly what they are asking. Using the process of elimination you can often narrow down the answers to two possible answer, but then you would need to select the best answer of the two. I took the GA state exam and I did get several questions on types of loans like loan assumptions, questions on calculating transfer tax and intangibles tax...which this book helped me to understand. Good luck!!

Great help and addition to a prelicensure course!
This was purchased to help me with my real estate prelicensure course as the textbook used in the course is hard to read and understand. This book was easy to read and explained everything very well. It isn't updated and it's not state specific (it just tells you what might be state specific and asks for you to research it). I say it's not updated because since it's not state specific, it does not have the information from the Illinois License Act and therefore does not have the update information from when the act was amended. So youll need something in addition to this book to help with the state specific things. It's a great addition to a prelicensure course!

Good study material, but a few errors in the answer key.
Pretty good book, easy to understand. He covers a lot of topics in a short time, so I would not use this as my sole piece of study material, but it's good in combination with others. One thing you need to be aware of is the answer is is NOT always correct. I noticed this occurring quite a bit in Practice Exam Three (probably 3-4 times). I don't recall all of the ones I found incorrect, but one that stuck out was #87. He says the answer is A, then in the explanation says something along the lines of, " Because of such and such, B is the most correct answer." It seems like he started slipping on the second half of the exam, not checking his answers properly. I have yet to take Practice Exam Four, so I cannot speak of that quite yet. But I will say if you get an answer incorrect, double check both his explanation as well as an outside source.

User friendly and informative
I'm not planning on going into real estate but am very interested in taking an active, informed part in the selling of my own home and the purchase of another. This book gave me so much information! I found some of this on different internet sites, but this combined it all in a book form. I feel more confident knowing the legal terms, definitions, and possible complications. Now I know the right questions to ask about y own sale and my eventual purchase.

Conflicted Feelings
I have conflicted feelings about this book. I bought it as a way to get my feet wet before I took my Georgia RE Pre-License class. I had heard from several real estate friends that I should expect to fail my state license the first time I took it. Being the good student that I had been in grade school and college, I didn't want that, so I decided not to enter into my class "cold turkey." I feel that this book did succeed in providing me with a basic foundation of what I'll need to know for my state license test. As many other reviewers have pointed out, this book covers a national look at real estate and state specific items must be researched elsewhere. That didn't bother me so much as Dr. Yoehel's "teaching style." I felt that the chapters were linear and straight forward, with the chapter review quizzes helpful. Dr. Yoehel's testing method was very much the "mad professor" though. I failed all four of the practice tests at the back of the book, scoring anywhere from a 63-68%. This shocked me quite a bit. I am a good student. I spent 6 months combing through the book, reading it cover to cover and making 800+ note cards to study. All but half a dozen of the test questions are trick questions and questions with two right answers, one just being "more right" than the other. I have not taken my license test yet (I will next month after my class), and from what I have heard there are a few trick questions on the state test. However, I found Dr. Yoehel's testing method debilitating; rather than building me up, he beat me down. A good teacher builds his/her students up, not breaks them down. So many of the test questions had NEVER been covered in the previous sections (example test 4 #96 was a math question he'd never gone over and didn't even use any of the formulas he'd taught in the book). This type of testing was discouraging, and now I am going into my pre-license class feeling worse than before. My husband, bless him, gave me a great positive attitude to look at the situation - that I know 63% more information going into my class than those other folks going in "cold turkey." Yeah, my husband rocks. As for Dr. Yoehel, I found myself flipping back and forth constantly, trying to find out where he'd mentioned some of this extra stuff and not really finding it. Frustrating. I get he's trying to challenge his reader with hard questions, but I think he went too far. I deducted a star for that from this review. The second star I dropped as an author myself. The number of typographical errors, especially in the practice test pages is inexcusable. It's like the editor gave up on that part due to lack of knowledge, to correct the errors with all the anagrams and such. The errors get more frequent the closer to the end of the book. Some examples: 1) pg. 349 test 3, question 99 had two "B" answers, 2) pg. 367, test 4, question 30 "The "cat" that I must paint my house white" "cat" was probably not the right word intended by the author 3) pg 371, test 4, questions 75 and 76, the answers are switched on pg 382 4) and the most inexcusable an incorrect answer entirely pg 365, test 4, question 18 - states that the answer on pg 377 is (A) that "Riparian rights involve large bodies of water like lakes" WRONG! Back in Chapter 6 pg 84 Dr. Yoegel clearly states that "Riparian Rights are the rights of property owners who own land abutting rivers and streams." The correct answer to #18 is (B) riparian rights. Finding an incorrect answer that directly contradicts what the author taught shatters my confidence in his testing ability. It makes me think I might not have missed quite as many questions as I originally had thought. Another review star deducted. I see that a new edition of this book came out this past April. Buy that instead. Hopefully, it corrects some of the blatant typographical errors in this 2013 edition. In conclusion, I am glad I read this book. I would do it again. Great practice. I hope my pre-license teacher will help out a more visual learner like me in the classroom. I'll update this review after I take my GA state test to let you know if I passed.
