Why some people say good and some people says Bad

It depends upon the taste or requirement. I like something does not mean you'll like that too. I believe that could be the reason for having varied opinions on this product.

Place incense away from flammable materials on a fire proof and heat resistance surface/incense burner. Light the coated end in case of incense stick/agarbathi or the top in case of cone or sambrani, allow flame to catch; gently blow out the flame. In case of wet dhoop, take the required quantity in hand and knead it well and make it into the shape of a cone before lighting the tip of the cone.

What is difference between Loban and Sambrani?

Benzoin is commonly referred in India as Sambrani and Loban. So, both Sambrani and Loban are one and the same. Loban is derived from the Arabic word lubān, a generic term for frankincense-type incense, e.g., fragrant tree resin. Sambrani is coined by traditional Indian medicine system called Ayurveda.
